What Is Wrong With Your Hot Water?
Here is what usually sits behind the problems we get called out for in Mandurah. The shaded ones need attention the same day.
How a Repair Visit Works
1
You call us
Tell us what the system is doing and, if you can, the brand. It helps us bring the right parts.
2
We find the fault
We test the likely culprits instead of guessing, then explain what has failed and why.
3
You get a fixed price
One price for the whole job, agreed before we start. No call-out fee on top.
4
We fix and test it
Parts fitted, relief valve and temperature checked, mess cleaned up. Most jobs are done in one visit.
Hot Water Repair Pricing in Mandurah
We do not quote from a price list, because a tripped element on a five year old tank and a failed gas control on a fifteen year old one are very different jobs. What we promise is a fixed price once we have seen the problem, before any work starts. If the repair is going to cost close to what a new system would, we tell you that too.
Holiday Homes and Rentals
A lot of Mandurah properties are weekenders, holiday lets or investment rentals, and hot water systems in homes that sit empty have their own set of problems. We see them regularly.
Systems that sit unused
A tank that has been switched off or left idle for weeks can be slow to come back, and valves that never move are more likely to stick or start leaking. If an electric tank has been off, give it time to reheat fully to 60°C before anyone showers, and run the hot taps for a few minutes to flush the water through.
Repairs when you are not there
If your property is let or you live elsewhere, we can arrange access through you, a neighbour or your property manager. We send photos of the fault and get your go-ahead on the fixed price before we start, so you are never approving work blind.
Canal, Coastal and Estuary Homes
Homes close to the ocean, the canals and the Peel-Harvey Estuary, across Halls Head, Falcon, Dawesville and Wannanup, live with salty, damp air. That speeds up corrosion on outdoor units, valve bodies, fittings and gas controls. It is common to find a tank that is still sound with fittings around it that are well past their best, and that is usually a repair, not a replacement.
Mandurah water also carries a fair amount of minerals, which settle as scale on elements and as sediment in the base of storage tanks. It makes the system work harder and is often behind noisy tanks and elements that fail early. Keeping an eye on the tank anode, the part that corrodes so the tank does not, is the best way to get full life out of a system in these conditions.
Fix It or Replace It?
Most systems under 10 years old with a sound tank are worth repairing. A tank that is leaking, rusted, 12 years or older, or on its third breakdown is usually money better spent on a new unit. When that is the case, our Hot Water Systems Mandurah page covers new gas, electric, solar and heat pump installs. Outside Mandurah, see our Hot Water Repairs Perth page.
Licensing and Safety in WA
Anyone working on your hot water system in WA needs the right licence. Plumbing work needs a licensed plumber, and gas work needs a licensed gas fitter, who must lodge a notice of completion with Building and Energy for most gas jobs. You can look up any tradesperson on the Building and Energy public licence register before they start.
Joel holds WA plumbing licence PL8883 and gas fitting licence GF011765, so a gas hot water repair is handled start to finish by one licensed tradesman.

Frequently Asked Questions
Common questions about hot water repairs across Perth, Rockingham and Mandurah
There is no set price, because it depends on the system and which part has failed. A faulty element, thermostat, valve or thermocouple is usually a small fraction of the cost of a new unit. We find the fault first, then give you a fixed price before any work goes ahead.
We travel down from Port Kennedy, roughly half an hour away. For urgent faults we aim for same-day or next-day attendance where possible, and routine repairs are booked within 1 to 2 business days. We work Monday to Friday, 8am to 5pm.
We look at the system, test the parts most likely to have failed and explain what we found in plain English. You get a fixed quote on the spot. If you say yes, we do the repair, test the unit, check the relief valve and water temperature, and clean up before we go.
For most faults, only as long as the visit. We carry the parts that fail most often for the common brands. If your model needs something ordered in, we tell you the wait and make sure the system is safe while you wait.
Yes. We regularly work on properties where the owner is away. We can organise access with you, a neighbour or your property manager, send you photos of the fault, and get your approval on the quote before we start.
Shorter days mean the collector does less of the work, so the gas or electric booster has to make up the difference. If the water stays lukewarm, the booster, its thermostat or its timer is usually the problem. A failed circulation pump or broken tubes can also be the cause.
Yes. Water-side repairs must be done by a licensed plumber, and gas hot water repairs must be done by a licensed gas fitter, who lodges a notice of completion with Building and Energy for most gas work. You can check any licence on the Building and Energy public register. Joel holds plumbing licence PL8883 and gas fitting licence GF011765.
If the tank is leaking or rusted, the system is 12 years or older, or it keeps breaking down, replacement usually saves money over the next few years. A newer system with one failed part is almost always worth repairing. We will give you our honest view on the day.
No. There is no call-out fee for hot water repairs, including in Mandurah. You pay for the diagnosis and the repair.
Check they are licensed for the work, both plumbing and gas if you have a gas system. Get a fixed price before work begins, not an hourly estimate. And choose someone who will tell you when a repair is not worth doing, rather than selling you the most expensive option.
We cover Mandurah city, Halls Head, Falcon, Dawesville, Erskine, Dudley Park, Greenfields, Coodanup, Silver Sands, San Remo, Madora Bay, Meadow Springs and Lakelands, and north through Singleton, Golden Bay, Secret Harbour, Port Kennedy and Rockingham.
